At Reliance Home Inspectors, we operate on the principle that clients should have peace of mind regarding their home inspection and all the interactions they have with us. Our intent is to never over exaggerate or underplay a defect, but to be reliably vigilant in our inspecting and accurate in our reporting.

MEET THE OWNER

Warren has been a resident of the Treasure Coast for almost 40 years and served St. Lucie County as a firefighter/paramedic with the St. Lucie Fire District for 31 years. He retired as a serving Battalion Chief but filled many positions during his long career, including roles that monitor quality and safety for both the public and the firefighters. The decision to become a home inspector was, therefore, a logical next step for him considering the many years he worked to protect life and property. In his personal time, you’ll find Warren enjoying his family, church, and almost any outdoor activities he can get himself into.

QUALIFICATIONS

All of our inspectors are ASHI Certified, state licensed, fully insured, and abide by the ASHI Standards of Practice. This allows us to provide exceptional service throughout the entire inspection process.

General Home Inspection

A General Home Inspection is a top-to-bottom evaluation of the property’s structure, systems, and safety to help you avoid surprises down the road. It consists of a visual investigation of a home from roof to crawlspace. This is crucial for the Buyer before closing as it provides a detailed report on any defect, hazard, or deficiency present that may need repair or remediation. This is also a great product for Sellers before listing as it alerts you of concerns that may be pointed out later to prospective buyers. This allows for making decisions and repairs in a timeframe that works best for you. The General Home Inspection includes Roofing, Attic, Foundation, Exterior, Structure, Interior, Plumbing, HVAC, Electrical, and Appliances.

Wind Mitigation Inspection

A Wind Mitigation Inspection is often recommended by insurance companies to determine the construction features your home has that make it defendable against strong wind events. This inspection can save you a substantial amount of money on your homeowner’s insurance premium! Features such as a hip roof, concrete block construction, hurricane shutters, roof to wall attachments, and a secondary water resistance barrier on your roof can earn a discount on your insurance. We electronically record all findings on the required Florida uniform mitigation form for submission to your insurance company, which is generally good for 5 years.

4-Point Insurance Inspection

Most insurance companies today require a 4-Point Insurance Inspection in order for you be insured. Unlike the general inspection that examines the entire property in detail, a 4-Point focuses on four major systems: the roof, electrical system, heating/AC/ventilation (HVAC), and plumbing. This allows the insurance company to evaluate their risk in insuring your home.

Termites

Termites can be a home’s worst enemy. Early intervention is the best defense against these damage causing pests. It is especially important on a wood frame home but even on a concrete block home, a termite inspection is recommended as the roof framing is made of wood which termites can feed on. A termite inspection is a thorough visual inspection of the structure. After the inspection is completed, the findings are reported on the standard Florida state form. * Termite Inspections are performed by a state licensed associate

A Roof Certification

A Roof Certification is a limited inspection that focuses on the exterior of the roof. This inspection is often required by insurance companies as they attempt to evaluate their risk. This provides information about the general condition of the roof system and an estimate of its life expectancy.
